The short answer

Every furnace in Ormond Beach, gas or electric, should be inspected and test-fired once a year, in late October or November, before the first cold front. Gas furnaces get a heat exchanger inspection and a carbon monoxide reading at that visit without exception. That’s the whole rule. The rest of this page is why the common belief that a little-used furnace can skip it is wrong.

The myth and where it comes from

It sounds reasonable: a machine that runs twenty or thirty mornings a year can’t possibly wear out, so why pay someone to look at it? Plenty of Ormond Beach homeowners moved here from places where the furnace ran six months straight, and the Florida version seems like a toy by comparison.

The flaw is that furnaces here don’t fail from running. They fail from sitting. A gas furnace in a garage in Woodmere or a utility closet in Ormond Terrace spends ten months in air with a dew point in the 70s. The cabinet sweats. The flame sensor grows a film of corrosion. Lint and dust settle on the burners and the igniter. Insects nest in the flue; in a beachside home, salt reaches every contact. The furnace is then asked to light perfectly on the first 35-degree morning after doing nothing since February. The ones that don’t are the calls we take the week after Thanksgiving.

The dangerous version of the myth is the one about gas. A heat exchanger that cracks from years of heating and cooling cycles and cabinet rust doesn’t announce itself; it just leaks combustion gases into the air stream. The annual camera inspection and carbon monoxide reading is the only way to know.

Technician cleaning furnace burners before a test firing
Ten months of garage lint and Florida humidity, cleared in ten minutes. That's most of what a furnace visit is.

What the visit covers

Gas furnaces: burners cleaned and inspected; igniter and flame sensor cleaned and tested; gas pressure checked; heat exchanger inspected by camera; venting and flue checked for blockage and corrosion; pressure switch and limits tested; combustion analysis and carbon monoxide reading at the flue and in the living space; blower and filter; thermostat heating call verified; a full test cycle from cold.

Electric furnaces and strip heat: elements inspected and amp-tested; sequencer timing checked; limits tested; wiring and contacts inspected, with corrosion repaired on beachside units; blower and filter; a full test cycle.

Both: the reachable ductwork, the return size, and a written summary with readings.

Where Ormond Beach furnaces live, and why it matters

The gas furnaces here cluster in the mid-century mainland, Ormond Terrace and Rio Vista and the blocks near Granada, where Peoples Gas mains have been in the ground for decades, plus newer homes that brought gas in for the range. Electric furnaces and strip heat dominate The Trails, Woodmere and the beachside condos. Propane shows up west of I-95. Each location changes the visit: a garage furnace in a house that flooded in Ian or Milton gets its base and burner compartment checked for rust from below; a beachside electric unit gets its contacts cleaned of salt; a closet furnace in a 1950s cottage gets its combustion air opening verified, because remodels close them off without anyone noticing.

What moves the price

No prices on this page, by rule. What changes the number: a gas furnace takes longer than an electric one because of the combustion work. An attic furnace or a rooftop commercial unit adds access time. Heavy corrosion that needs parts cleaned or replaced is quoted separately before it’s done. And bundling the furnace visit with the spring cooling visit under a maintenance agreement changes the arithmetic; ask how the agreement is tiered and what it includes. [[CONFIRM WITH JERRY]]

Scheduling it

Late October and November are the window, and they’re a quiet stretch for the Cook’s trucks between the end of cooling season and the holidays, which makes them easy weeks to book. The crew comes 26 miles from the headquarters at 37 Fairmont Ln in Palm Coast and groups Ormond Beach visits by area.

The phone is answered 24 hours a day. If the furnace fails on a cold night before you got around to the visit, that’s a repair call, and it’s dispatched any hour without an after-hours charge. But the visit is cheaper than the repair, and warmer.

The homeowner’s part

Run the furnace for ten minutes on a mild day in early November, before the visit. Note any smell beyond the first-run dust and any sound that’s new. Replace the filter. Make sure nothing is stored against the furnace or blocking the flue. And if there’s no carbon monoxide detector within earshot of the bedrooms in a house with gas heat, buy one this week; it’s the least expensive piece of HVAC equipment you’ll ever own.

Furnace maintenance questions from Ormond Beach

The furnace came with the house and I have no idea who installed it. Does that matter?

Not to us. Cook’s maintains furnaces of any brand and any history. The first visit establishes a baseline: age from the nameplate, exchanger condition, combustion readings, and a note on what the last installer got right or wrong.

I heat the garage with a separate ductless unit. Is that on the checklist?

It can be. A ductless heat pump in a garage or Florida room is serviced on the same visit if you mention it when booking, so the time is scheduled. It gets a coil and drain cleaning and a check of its heating mode.

If you find a crack in the heat exchanger, what happens that day?

The furnace is shut down and tagged, because a cracked exchanger can put carbon monoxide into the house. You get a replacement quote and, if there’s a heat pump or strips in the system, we make sure they can carry the house in the meantime.

Does a furnace visit include looking at the duct runs?

Yes, the ones we can reach. Heat that leaks into an attic in January is heat you paid Peoples Gas or FPL for. In the 1970s and 80s houses across the mainland, a disconnected duct boot or a crushed flex run turns up often enough that we always look.
