Two heat sources, side by side

Picture a 1960s riverfront house off John Anderson Drive with hydronic baseboard heat, or an older commercial building near the Casements that still has cast-iron radiators. The boiler that feeds them is past twenty. The owner has two real options:

Replace the boiler Switch to a heat pump
Heats on a 26-degree morning Yes, with the warmest, most even heat available Yes, with electric backup on the coldest hours
Cools in July No; a separate system is still needed Yes, same equipment
Fuel Peoples Gas, propane or oil FPL electricity
Uses the existing radiators or floor loops Yes No; they go cold and the ductwork does the job
Hours of use per year here A few hundred Thousands
Salt-air and flood exposure Indoor unit only Outdoor unit needs a stand and coated coil

For nearly every Ormond Beach household, the right-hand column wins on cost and simplicity. The boiler column wins when the radiant floor is the reason the owner bought the house, when the building’s layout makes ductwork impractical, or when the gas is already there and the radiators already work. That is who this page is for.

Read the warranty and the maintenance schedule before anything else

A boiler is the one piece of heating equipment where the warranty terms should be read before the efficiency rating. Modern condensing boilers carry long heat-exchanger warranties that are conditional on annual service, correct water chemistry and proper venting. Skip two annual visits and the long warranty quietly becomes a short one. In a climate where the boiler fires for a few weeks a year and sits in a humid garage or utility room the rest of the time, the annual visit is also where corrosion, a stuck circulator or a failed expansion tank gets caught before December.

That is why we lead with maintenance. A boiler in Ormond Beach is not going to wear out from use. It is going to fail from neglect, and the warranty is written to make that your problem rather than the manufacturer’s.

A few older buildings around downtown still heat this way. We keep them running.

Why that matters more here than up north

In a cold state, a boiler runs daily and problems announce themselves. Here, a cracked condensate line or a seized pump can hide from March until the first cold front in December, and then the house is cold on the one morning it cannot be. Add Floridan-aquifer water, which is hard enough to scale a heat exchanger if the system is ever filled or topped off without treatment, and the case for a yearly check becomes obvious. We service boilers on the same maintenance agreement as the cooling equipment, so the fall start-up and the spring cooling tune-up are two visits on one plan. Ask whether boiler service is included in Cook’s standard maintenance agreement or priced separately. [[CONFIRM WITH JERRY]]

Buying guidance, if a boiler really is the answer

  • Condensing, wall-hung, gas-fired is the modern default where Peoples Gas is available. It is compact, efficient and vents through plastic pipe, which matters in a utility room with no chimney.
  • Oil-fired units still exist in a few older Volusia homes; we will service them and will be candid that replacing one with gas or a heat pump is almost always the better long-term move. Whether Cook’s installs new oil-fired boilers in Volusia County is a question to settle on the phone first. [[CONFIRM WITH JERRY]]
  • Steam boilers in old commercial buildings are a specialist job. We can assess one and tell you honestly whether we are the right crew for it.

Size it from the actual radiation in the building, not from the old nameplate; most boilers in Florida were oversized the day they went in. And pair it with a cooling system that handles humidity, because the boiler never will. The estimate is free, the drive from our Palm Coast headquarters is 38 minutes, and the number is 866-266-5709.

Boiler questions, honestly answered

Will Cook's put a brand-new boiler into a house that has never had one?

We will talk you out of it first. For a house in Ormond Beach without existing radiators or radiant tubing, a heat pump heats for less money, cools for the other nine months, and needs no gas or oil. If you are set on hydronic heat for a new build, we will quote it, but it will not be the first option on the page.

My boiler sits idle from March to December. Is that bad for it?

Idle is fine; idle and ignored is not. Seals dry, pumps seize and condensate traps grow things in a humid garage. A fall start-up visit before the first cold front is the cheapest insurance a boiler owner in this climate can buy.

Does hydronic heat help with humidity at all?

No. A boiler adds heat and nothing else; the moisture control in an Ormond Beach house comes entirely from the cooling system. If the house is damp in January, the boiler is not the cause and will not be the cure.

Can a boiler run on a generator after a storm?

A gas boiler’s own power draw is small, so yes, usually, on a modest generator, as long as the gas supply is intact. That is one of the few arguments for keeping a boiler in a town that loses power a few times a decade.
