The belief, and what it did

The belief goes like this: the old three-ton never quite kept up in August, so the replacement should be a four-ton, to be safe. A lot of Woodmere houses got exactly that treatment during their 1990s and 2000s replacements. The result was not a cooler house. It was a house that hits the thermostat setting in eight minutes and shuts off, over and over, all afternoon, never running long enough to pull the moisture out of the air. The thermostat says 75. The house feels like a locker room. The ductwork sweats, the drain line clogs with the biofilm that likes a damp coil, and the owner sets the thermostat lower still, which is where the FPL bill comes in.

The old three-ton didn’t keep up because of leaking ducts and a dirty coil, not because of its size. The four-ton inherited those problems and added short cycling to them.

Woodmere, briefly

Woodmere is an established mainland subdivision in Ormond Beach, built in units from the mid-1960s through the late 1970s, with the Lindenwood streets of Woodmere South as the 1970s core. The houses are mid-priced block ranches, three bedrooms and two baths with a pool in many of the back yards, on City of Ormond Beach water drawn from the Floridan aquifer. It is a neighborhood of long-time owners and, increasingly, families buying their first house. It is also, for us, the neighborhood where the oversized-unit problem is most concentrated.

What FPL will help pay for

Florida Power & Light runs programs that line up almost exactly with what a Woodmere house needs:

Program What it covers How it applies here
Residential HVAC rebate Instant rebate on qualifying high-efficiency AC or heat pump through a participating contractor Taken off a right-sized replacement at the sale
Free Home Energy Survey A walk-through that identifies duct, insulation and envelope losses The starting point for every 1970s house
Duct and insulation rebates Rebates on sealing leaky ducts and bringing attic insulation up Fixes the reason the old unit “couldn’t keep up”

A federal tax credit used to ride along with a high-efficiency replacement; it ended for equipment placed in service after 2025, and we will not pretend otherwise.

Cook's technician explaining a load calculation and the FPL rebate to a Woodmere homeowner
The load calculation is the antidote to the bigger-is-better habit. It takes an hour and it usually comes back a size smaller.

The upgrades that move the bill in Woodmere

Right-sizing at replacement. A load calculation takes about an hour and considers the windows, the insulation, the orientation, the pool-door traffic and the people. In Woodmere it usually comes back a size smaller than what is on the pad. The smaller, two-stage system costs less to buy, runs longer, dries the house and uses less electricity doing it.

Duct sealing. The 1970s trunk lines in these attics leak into the attic, which is 130 degrees in July. Sealing them is the cheapest efficiency gain available, and FPL rebates part of it.

A real dehumidification strategy. For a house with a young but oversized system, a whole-house dehumidifier tied into the return can solve the clamminess without replacing equipment that still has years in it.

Surge protection. The Daytona area has one of the highest lightning densities in the country. A whole-system surge protector costs a fraction of the control board it saves.

Smart thermostats with humidity control, which let a two-stage system run its low stage for dehumidification instead of simply chasing a temperature.

Cook’s quotes all of this from one visit. We serve Woodmere from the Palm Coast headquarters, financing is available on the equipment, and the free estimate on a new system is exactly that.

Woodmere questions, answered

My current unit is four tons. Won't a three-ton struggle on a 95-degree day?

Not if the three tons is what the load calculation says the house needs. A right-sized system runs longer on the hottest afternoon and still keeps up; the four-ton has been running in short bursts and leaving the moisture behind. Comfort at 95 is about run time and humidity, not raw capacity.

What does FPL actually pay toward a new system?

An instant rebate on qualifying high-efficiency heat pumps and air conditioners installed through a participating independent contractor, taken off at the sale; ask about Cook’s enrollment when you call. [[CONFIRM WITH JERRY]] The amount depends on the efficiency tier and changes from time to time, so we quote it live rather than print it here.

Is a dehumidifier the answer instead of a new system?

Sometimes it’s the answer alongside one. If the system is young and simply oversized, a whole-house dehumidifier can carry the moisture load it leaves behind. If the system is also old, right-sizing at replacement solves both problems at once and usually costs less than keeping the big unit and adding a dehumidifier.

How quickly can you get to Woodmere from Palm Coast?

Around thirty-five to forty minutes, I-95 to Granada and down Nova Road, at any hour and with no after-hours charge on the invoice.
